Selling a single family in Teele Square

Single families in Teele Square aren’t super common, which presents a bit of a double-edged sword if you have one. On one end, there aren’t going to be a ton of relevant, recent data points for your property so determining pricing can be a bit tricky. But on the other end, there won’t be as much competition. 

So for scenarios like this, where you are selling a product where the competition is limited, we can oftentimes present your property with more aspirational pricing since there may not be data to support price in one direction or the other. In order to be aspirational in price, we of course need to ensure we target your home to the right buyer - which very well may be someone affiliated with Tufts OR a young professional family looking to buy a single family relatively close to Davis Square but at a discounted price point.

Selling a condo in Teele Square

There’s quite a big gap in terms of where condos sell in Teele Square depending on whether or not your unit is gut renovated and brand new looking or not. In fact, two units could be similar square footage and layouts, but the gut renovated one may go for $1.1M while the less updated one might go for $750k. 

That is a wide spread and I find that often we can take that $750k condo and drive up the price by preparing and marketing it in such a way where it feels more in a category as a gut-renovated condo, even if it isn’t truly gut renovated. The same holds true even for those newer condos in Teele Square - by light updates and proper staging we may be able to take your $1.1M market rate condo and help sell it for $1.2M while only putting $5k to $10k into it.

Selling a multi-family in Teele Square

Multi-families in Teele Square tend to be fairly similar in terms of layout and size, mostly landing in the 2,200 to 2,800 square foot range and often having 4 to 6 total bedrooms. They often typically sell in a relatively narrow band of call it $1.2M to $1.4M as of this writing in late 2025.

And so the key then is what can we do to position your $1.2M market rate multi-family and make it feel as much as possible like a $1.4M property. That will depend on a variety of factors, but some of the areas I will be looking at are:

  1. Are the units currently on a lease or tenancy at will? Are your current rents below market, at market or above market?

  2. If the unit is vacant or can be vacant, are there any updates to the units that would make the unit appeal to owner occupants? What about updates that would increase the median rental market value?

  3. Is there anyway either unit could be reconfigured to add bathrooms or bedrooms in a natural way that could further increase rents?

These questions help us figure out what can be done to your multi-family to help position your property as higher up in the rather tight range of multi-families in Teele Square. Selling a development opportunity in Teele Square

I rarely see development opportunities in Teele Square, but if you happen to have an oversized lot (think 7,500 square feet or larger for this part of town) or a really large 2-family or 3-family (which don’t come up too often in Teele Square in my experience), there could be an opportunity to condoize or create additional housing, such as a cottage (as termed by Somerville zoning code).

Buying a single family in Teele Square

The truth is, I don’t really see a lot of single families coming up in the Teele Square section of Somerville. This chunk of Somerville tends to be almost exclusively condos and multi-family properties. If you are looking for a single family close to Teele Square, your best bet is to look closer to the heart of Davis Square, but expect generally higher prices compared to much of the overall single family market in Somerville.

Buying a condo in Teele Square

When it comes to condos in Teele Square, you are most typically going to see sales prices in the $700 to $800 per a square foot range (as of 2025). 

Less updated 2-beds in Teele Square generally go in the $700k to $850k range and typically land in the 800 to 1,000 square feet range.

More updated, newer 2-bed units in Teele Square more typically range in the $1M to $1.2M range. 

The high-end range for Teele Square are typically 3 or 4-bed luxury gut renovated condos with 1,400-2,000+ square feet and usually sell in the $1.3M to $1.5M range. Still a bit more affordable than some other areas of Somerville like Davis Square, Porter Square and Union Square.

Buying a multi-family in Teele Square

When it comes to multi-families in Teele Square, you tend to see mostly 2-families and fairly similar square footage. Most 2-families in this part of Somerville land in the 2,200 to 2,800 square footage range. Most of these 2-families sell in a narrow band, around $1.2M to $1.4M. Generally the higher square footage, more updates 2-families land on the higher end of the range and the lower square footage, less updated 2-families land on the lower end.

Occasionally I’ll see a 3-family or larger, but they don’t come up too often. 3-families around here generally land in the $1.4M to $1.6M range as of this writing, depending on condition, square footage, bed count and layout - but again, not too many pop up each year.

Buying a development opportunity in Teele Square

The most common development opportunity here is a straightforward condo conversion of a typical Teele Square 2-family. There was a big boom with these projects around 2020 through 2022, but I have seen a slow as of this writing in late 2025.
