Hot Water Tank Leaks

Like all household items, hot water tanks only last so long. In my experience, they will typically last for 8-12 years. If you wait too long to replace your hot water tank, you could be in for a serious flood in your basement. 

As a landlord, I recommend you have your hot water tank serviced once a year. The servicing is useful, but it’s just as useful to have a pair of eyes looking at your hot water tank on an annual basis so you can get ahead of any replacements required. 

It’s always worth it to replace your hot water tank BEFORE it starts leaking and creates a bigger crisis. Hot water tanks are typically between $1500 - $2000, so they are not super expensive (in the grand scheme of major repairs to your property).
