Assembly Square is an area in Somerville that officially came into being in 2014. This is an area with tons of retail, grocery stores including a Trader Joe's, tons of restaurants, a Starbucks, and lots more. It's right along the Mystic River, so it's a great area for walking, running or biking as well. It's also extremely convenient when it comes to public transportation as it has its' own Orange line T stop as well as being around the corner from Rt-93 for driving commuters. Assembly Square is directly opposite the Ten Hills neighborhood - if you are looking to be extremely close to shops and retail, Ten Hills is an excellent area to target in your home buying search.

Selling a single family in Assembly Square
I still have yet to get a call for selling a single family in Assembly Square, mainly because there are none that I am aware of. The same goes for the Ten Hills neighborhood of Somerville, directly across the street from Assembly Square. Selling a condo in Assembly Square
If you are selling a condo in Assembly Square, Somerville, it’s likely you are either selling a condo you purchased at the Alloy. Otherwise, we are probably talking about a Ten Hills luxury condo you bought in the last few years or a multi-family you own and are considering turning into two condos.
Each scenario has its own set of challenges. For the Alloy units, there are high HOA fees which can result in longer days on market to a sale, so patience is key before we even get into the proper preparation and marketing required to sell. For the luxury condos in Ten Hills or condo conversions, it’s really about picking the right finishing materials, having the right layout, properly staging the home and ultimately pricing it correctly to land in the right place.

Selling a multi-family in Assembly Square
As I have mentioned elsewhere, there are no multi-families directly in Assembly Row. So if you’ve come to this page most likely you have a 2-family in Ten Hills or some other multi-family close to Assembly Row, perhaps East Somerville or Gilman Square area of Somerville.
If you have a 2-family in Ten Hills (and it almost certainly is a 2-family, as Ten Hills has no 3-families or higher as far as I know), there is typically a fairly tight range of $1.2M to $1.35M where your property is likely to land. But how you prepare the home, how you price it, and how you market it, could very well result in an extra $50k to $100k in your pocket.

Recent multi-family I helped a client sell in Assembly Square:
95 Shore Drive: My client was hoping to float an off-market sale of his 2-family in the Ten Hills neighborhood of Somerville, a block to Assembly Square. I leveraged my large network of off-market buyers and was able to get an accepted offer at HIS price in a week. The sale was seamless and required zero prep and nothing out of pocket prior to closing. In some unique scenarios off-market sales can be a low friction way to sell your multi-family quickly, but it really depends on your particular circumstances. A large portion of the time, if you are able to prepare and stage your multi-family you'll have the best possible outcome.
Selling a development opportunity in Assembly Square
If you have a development opportunity on your hands, it isn’t going to be in Assembly Square, but instead most likely Ten Hills, the neighborhood directly across the street from Assembly Square. And there really is only one development opportunity I know of in the Ten Hills neighborhood of Somerville, and that is a straightforward 2-family conversion.
The only way you’ll be able to sell that upside is if you have a strong understanding of what developers are looking for in Ten Hills. And I can tell you now - they are looking for a lot of livable square footage (or potential to add some). That often means the ability to dormer out the third floor of your property and add square footage in the basement - meaning ideally your property will have good basement ceiling height. It can be expensive to add ceiling height to basements so if you have low ceilings as-is, your probably may not be the best fit for a developer.

Buying a single family in Assembly Square
As far as I know, there are no single family homes in / around the direct area right by Assembly Square or the Ten Hills neighborhood right across the street from Assembly. All the housing in the Ten Hills neighborhood and Assembly Square are either multi-families - all two-families in my experience OR condos. If you NEED to be in Assembly Square, you are going to have to settle for a condo or two-family or I guess you could turn your two-family into a single family if that is what you feel like you need.

Buying a condo in Assembly Square
If you are looking for a condo in Assembly Square, you first have to decide - do you need to be RIGHT in Assembly Square? In that case you are looking at the Alloy which is a luxury building at 375 Canal Street in Assembly Row. This building is attached to the Row Hotel, so as a resident of the Alloy you also can enjoy amenities of the hotel including room service, an indoor pool and a fitness center. Most units in the Alloy also come with a garage parking spot too. Expect to pay $900k to $1.1M range for a 2-bed/2-bath unit with around 1,000 square feet of living area. One other thing to keep in mind - with a building like the Alloy you are going to pay a pretty penny in condo fees - expect to pay around $1,000/mo - that will include your heat, water, and sewer, as well as all the other amenities that come with the building.
If you don’t need to be directly in Assembly Square, I would suggest you focus on the Ten Hills neighborhood directly across the street. Depending on your space needs, usually the lowest price point options in Ten Hills for condos will be the Shore Drive Townhouse condos, located on Governor Winthrop Rd, Shore Dr and Puritan Rd. This is a 24-unit association and I typically see one or two units come up each year. These townhouses are 2 bed 1.5 bath units and have about 1,200 sq ft of living area plus a parking spot and as of 2025 are going for $650k to $800k, depending on condition.
If you are looking for more space, there are typically a handful of luxury condo conversions that pop-up in Ten Hills each year. They typically sell for between $1M to $1.5M and will have between 3 and 4 bedrooms and between 1,800 to 2,300 square feet of living area. If easy access to Rt-93 as well as Assembly Row and Wellington Station are important to you, Ten Hills can be an excellent place to buy a Somerville condo where convenience is paramount. Buying a multi-family in Assembly Square
If you are thinking of buying a multi-family in Assembly Square there’s a few things you should know. First, there are no multi-families DIRECTLY in the Assembly Square complex. Instead, you will need to focus your search on the Ten Hills neighborhood in Somerville, directly across from Assembly Square. Ten Hills exclusively has 2-family housing stock - so if you want a 3-family or more units, Ten Hills is not the area to target for you.
Ten Hills 2-families tend to sell in a predictable, tight price range, with most of them selling in the $1.2M to $1.35M range, depending on the square footage and condition. Occasionally, I’ll see 2-families in Ten Hills sell between $1M to $1.1M range - when this happens the units are typically in not great condition OR often times, they are located on Bailey Rd, which is directly in front of Rt-93, and therefore really loud and less desirable than other streets in Ten Hills.
This area is a great buy for owner occupants - you’ll get excellent access to Assembly Row and Wellington Station as well as easy access to the Mystic River and Rt-93. You’ll also easily rent your units with solid tenants and quickly and I would anticipate rents will continue to slowly tick up over time. Buying a development opportunity in Assembly Square
There are no development plays directly in the Assembly Square area - but instead directly across the street in the Ten Hills neighborhood of Somerville is where you will need to direct your energy.
There is only one clear development opportunity in Ten hills, and that will be your bread and butter 2-family condo conversion. Most likely you are looking for an oversized 2-family with great 3rd floor and basement potential - meaning good ceiling height for the basement and an opportunity to dormer out the 3rd floor. If the square footage is great and the price is right, top luxury condos in Ten Hills can sell for as much as $1.4M to $1.5M each, making a purchase at $1.1M a solid win!
