Pre-Vetting Tenants

As a landlord, if you had a poor experience with a tenant in the past, you might be afraid of the vetting process. You might get into analysis paralysis as you review tenants that apply to your apartment.

I believe in being fair and reasonable when evaluating tenants and looking at their applications comprehensively. For me, a tenant application includes the following:

  • Current and former landlord references

  • A personal reference

  • Employer, job title, annual income,

  • Whether they have pets

  • Current address

  • TransUnion credit report with granular information like total debts, monthly payments, and 30/60/90+ day late payments.

  • Proof of income

  • Proof of ID (to ensure they really are who they say they are)

  • Rent-to-income ratio

I gather additional details, but what’s listed above is often what’s most important. If you’d like to talk through your particular tenant vetting scenario, give me a ring and we can chat through.
