I love working with first-time investors who understand the value in buying real estate young and this is exactly what happened with this transaction. 

The only challenge that often comes up with young first-time investors is price point. In the markets I work, you do need a significant amount of capital to be competitive. In this case, we needed to buy a high-potential multi-family property for under $1.2M.

After many months of searching we stumbled on 43 Harvard Ave in Medford. Why did we like this property so much? It had an excellent layout, great square footage, good bedroom count, it checked a lot of boxes that tenants look for - laundry in-unit, central AC, dishwashers, gas stove, huge rooms, great ceiling height AND 1 block to the Medford commuter rail.

Ultimately we locked in this 2-family for under $1.2M and with great tenants in place. As time goes on I believe this investor will end up purchasing more multi-families and continue to see their portfolio grow.
