I went deep into my network and was able to locate this off-market opportunity and I immediately saw the property was significantly under priced. It was just a few blocks away from Harvard Square and the layout was actually fairly good - it just needed a lot of cosmetic work.

We quickly got this property under agreement and after some cosmetic updates, rented both units in a matter of weeks for well over $7,000/month. I almost forgot to mention, we locked in this property at $1,225,000 - an incredible price given the location, layout and square footage. I estimate my investor client has gained at least $200k if not $300k+ in equity in the first year of ownership.
