I generally do not do a lot of sales in the Metrowest area or Framingham in particular. However, a good friend of mine was looking to sell his home and buy a new home with his fiancee.
We spent a good amount of time preparing the property, staging the property, and maximizing the look and feel of the home.
At the time of the sale, we had already found my client a new home, but we had to sell in the fall after the busy summer sales season. Despite this property being sold in the fall, we were still able to sell the home for $27,000 over asking price.
When you’re dealing with multiple transactions - in this case three (this sale, his fiancee’s home sale, and their new home purchase), you can’t always perfectly time the sale of every single home. When you can’t control the timing, you must focus on what you can control - the staging, preparing the home for sale, marketing the home, and negotiating the best possible price with the offers you do have. I believe we were able to accomplish a very solid sales price given sales timing and existing market conditions at the time of this sale.
